Is coming up with the down payment holding you back from purchasing a home? We have a solution! The Zero Down Payment Program is designed to help first-time homebuyers achieve their dream of homeownership. With this incredible program, you can potentially get into a new home with minimal down payment. Combine this with seller-paid closing costs, and you could be moving into your new home with very little out-of-pocket expenses. Here’s how it works

01.

Program Highlights for 80% AMI or Less: 💡

This program is specifically beneficial for those whose income is 80% or less of the Area Median Income (AMI). It offers targeted assistance to make homeownership accessible. To see if you qualify, check your AMI using the AMI lookup tool. Key Features: A minimum FICO score of 620 is required, and income limits apply, ensuring that the support reaches those who need it most.

02.

Credit Score Requirement for 80% AMI: 📊

A minimum FICO score of 620 is necessary for eligibility under this income bracket. This score indicates a fair credit standing, helping first-time buyers with average credit histories access the program. Tip: If your score is lower, consider improving it by paying off small debts and avoiding new credit applications.

03.

Down Payment Assistance for 80% AMI: 💵

Eligible buyers can receive up to 3% of the purchase price as down payment assistance, capped at $15,000. This second lien is provided without monthly payments or interest, making it easier to afford your home. Example: For a $200,000 home, you could get up to $6,000 in assistance.

04.

Program Highlights for No AMI Limit: 🌍

For buyers without income limits, the program still offers substantial benefits. This makes it accessible to a broader range of homebuyers, including those who exceed the 80% AMI. Criteria: A higher minimum FICO score of 700 is required, but there are no income restrictions.

05.

Credit Score Requirement for No AMI Limit: 📈

A minimum FICO score of 700 is needed if there are no income limits. This higher score requirement ensures that buyers are financially responsible and can handle homeownership costs effectively. Advice: Maintain good credit habits, such as timely bill payments and keeping credit card balances low, to meet this requirement.

06.

Down Payment Assistance for No AMI Limit: 💸

Just like the AMI-based assistance, buyers can receive up to 3% of the purchase price or a maximum of $15,000. This second lien helps reduce the initial financial burden of buying a home. Benefit: This makes homeownership more attainable by lowering the upfront costs.

07.

Eligibility for All Homebuyers: 🏠

The program is open to all homebuyers, not just first-time buyers. This inclusivity allows more people to benefit from the assistance provided, making it easier for everyone to purchase a home. Check: Even if you’ve owned a home before, you might still qualify for this program.

08.

First-Time Homebuyer Requirement for No AMI Limit: 🌟

For the no AMI limit option, at least one buyer must be a first-time homebuyer. This definition typically means someone who hasn’t owned a home in the past three years. Consider: This opens up opportunities for those returning to the housing market after renting or other circumstances.

09.

How the Assistance Works: ⚙️

The program involves a first lien that meets Loan-to-Value (LTV) requirements and a second lien provided for 3% of the purchase price. There are no monthly payments or interest on the second lien, which simplifies your monthly budget. Detail: The second lien balance is due when the first lien is refinanced or paid off, making it a deferred payment.

“The best tip I can give is to not press hard. Have quite a lot of paint on the tip and lightly tap it so it doesn’t smoosh the color and bleed out.” As for the placement, “it’s random, but there is kind of a method to randomness so that it doesn’t look patterned. Each nail the dot is in a different place. Maybe there’s only one fully solid circle. but it looks more intentionally continuous that way. It’s intuitive.”

There may be others champing at the bit, but Ralph Lauren’s spring collection proves that he remains the master of all-American fashion. From the blue-and-white striped top paired with a navy floral skirt and accented with a neck scarf, to the matching twinset—its cardigan tied at the waist of a pair of periwinkle pants—the effort was a welcome departure from the decadence we so often expect from a fashion show. (Well, at least most fashion shows.) Lauren also made a great case for the brown leather belt. It will certainly be at the top of many spring shopping lists

Last night at Adam Selman, the clothes took inspiration from a nudist colony in Hawaii, featuring punchy tropical prints, but the nails, designed by manicurist Madeline Poole, are naked in their own way. Bare save for a random blob of deep blue polish (Poole used Complete Salon Manicure in Dark Hue-Mor) on each nail, the look is, “something a girl could do DIY sitting at her desk. Like drawing on your finger with Sharpie,” says Poole who created a makeshift circle stamp by pressing a carpenter’s nail into the end of a pencils eraser, but “you can use anything to make a dot,” Poole says.
